Tomorrow, Channel News Asia is interviewing me on my comments on 50 years loan period for Home Loans. Not sure when they will telecast, maybe for tomorrow News.

I'm planning to do a 10 minute Pod Cast every week to share some of my views on what is happening. It will be Audio recording to be uploaded to youtube for everyone's easy listening.

I must thank Master Wealth Educator Vern Lai (also one of our ex-BNI Renaissance member) for helping me to convert my recording in .wav file and uploading it to youtube.

Guess we will start this in the week or so, will update everyone again when the Podcast is ready for listening. I may do a English Version and a Chinese Version for the benefit of our Mandarin Seminar graduates.

P.S. this is a result of my keep asking myself how else can I help seminar graduates, and this idea came to me.

Tonight on Channel News Asia Singapore News 10 pm to 10.30 pm, I'll be sharing my comments whether a 50 year loan period makes sense or not? Why it may make sense for investors but NOT for home buyer...watch out for it.

Dennis cautioned home buyers on the risk of possible escalation of interest rates when they overextend themselves in their Housing Loan on CNA on 22 Jun 2011.


HousingLoanSG.com spokesman Dennis Ng said: "If someone borrowed S$500,000 by taking a 25-year loan, at the current interest rate of about 1.5 per cent, every month, the instalment is just about S$2,000.

"But if interest rates move up to four per cent (4%), the instalment will move up to about S$2,640. So that would be S$640 MORE every month (ie. Additional $7,680 in annual loan instalment)

Hi Yew Meng,
SIBOR is an Average market interest rate, not subject to manipulation by individual banks.

Board rate is set by individual banks, subject to their discretion.

From past experience, they can increase board rate anytime when interest rate go up, but may not reduce board rate when interest rates go down.
