Interest Rates Low, UK Traded Endowment Offers Capital Guarantee Print E-mail

as some of you might know, I've invested over S$150,000 of my money into UK Endowment, which is a relatively safe and stable investments with Capital Guarantee in the form of Cash Value of the policy and with attractive returns of 4% to 8% per year.

Below are 4 Reasons why NOW might be a good time to invest into UK Endowments.

Regards.

Dennis Ng, http://www.HousingLoanSG.com

Have you lost money in investments?

If you say no, either you have not started investing or you're not being totally honest.

One simple way to lose money from investing is to Buy High Sell Low.

Anyone who bought into stocks, China Funds, India funds in year 2007 would be looking at over 50% loss currently. Yet, many invested into China Fund in year 2007 when prices are high and wonder why are they losing money.

One simple way to Make money from investing is to Buy Low and Sell High.

Now is a very good opportunity and time to invest into UK Traded Endowment and here are the reasons why:

1. Sterling pounds is trading at the lowest level against S$ in over 30 years. Of course, no one can guarantee that this is the lowest level it can get, but the chances of the exchange rate to be higher in say, 5 years' time from now is very high and the chances of the exchange rate to be lower than current level is extremely unlikely in 5 years' time.

2. Most of the UK Insurers have already cut bonus on their Endowment policies. What it means is that the chance that UK Insurers might cut bonus further is low. In other words, the chance that UK Insurer can deliver the returns based on current Low bonus rates is very, very high.

3. In recent Global Financial Crisis, some financial institutions have collapsed. The unique thing about UK Traded Endowment is the Statutory Guarantee provided by the Financial Services Compensation Scheme. Even in the worst case scenario should the UK Insurer collapses, you still get back at least 90% of the Cash Value of the Endowment policy.

I cannot think of any other investment that offers such a high level of Protection and Guarantee.

4. Because of weak market conditions, it is possible to invest into UK Traded Endowment policies at a Low price now. Low price is bad for the sellers, but it is really good news for investors, who are buying the UK Traded Endowment policies.

Buy Low is one of the ways to reduce your risks. It is always good to buy things for a good bargain and at a great discount. Thus, I'm getting very excited, what about you?

If you like to find out more about UK Traded Endowment as a possible investment alternative for you, please call TEP Pte Limited at +65 6883 2235 or email us at This e-mail address is being protected from spam bots, you need JavaScript enabled to view it

Increasing Risks of a 2nd Global Financial Crisis... Print E-mail

20 Aug 2010 - Increasing Risk of a 2nd Global Financial Crisis written by Dennis Ng, founder of http://www.MasterYourFinance.com ,  http://www.HousingLoanSG.com  and http://www.TradedEndowment.com

As I have shared in public talks recently, I personally think there is an increased possibility of a 2nd Global Financial Crisis. In the months ahead, the global economy is likely to slowdown its growth, but year 2010 is likely to be alright.

The Next Crisis might come in year 2011 or year 2012, if I tell you I know exactly when then I'm a conman. However, increasingly, U.S. economy looks weak.

What's likely to happen is that U.S. govt will be forced to pump in more money as the economy slows down, and this pumping of money might cause Global Stock Markets to "recover" and move up higher.....but then again, it is likely to discover that the money is like going down a black hole.... and when that happens.....then the 2nd Global Financial Crisis might begin.....

I hope this does NOT happen. However, if it does, I am prepared for it.
The question is:"Are you prepared if a 2nd Global Financial Crisis happens?"

Currently, I have 20% in Cash and likely to increase my Cash position if and when I see any major reversal in Global Stock Market Trend...I have about 35% invested into stocks....thus, it is possible if I sell stocks, I can raise my Cash position to 55% or even higher, since every month I'm increasing my Cash position through regular savings...

Time is running out.

Your BEST Protection is to Quickly Attend the Seminars I conduct, so that you can increase your Financial Knowledge, to help you better prepare for the uncertainties ahead...

One day, your only regret might be not attending my Seminars earlier as some of my graduates said this when shared what regrets they have.

Whether you attend my seminars or not does NOT make a Big Difference to me, but I know, deep inside my heart, that it'll make a BIG Difference to you. I'm like the child who read about Tsunami in school and warned others about a possible Tsunami...

The choice is yours to make. The BEST thing to do to prepare for a Financial Crisis is to increase your Financial Knowledge. I know, becos of my ignorance, in 1998, during the Asian Crisis, I lost half of all my wealth...how I wished back then that someone can teach me so that I can avoid the losses...but I discovered this truth too late then...

Hope it is in time for you before the Next Crisis comes. And even if it is NOT so bad, not a Crisis, just a slow down, you're likely to increase your wealth by increasing your Financial Knowledge.

Will Greece Debt Crisis Lead to another Global Financial Crisis?

The last few days, Global Stock Markets have been falling, over fears of the Greece Debt Crisis.

Let’s analyse the situation to see whether would Greece Debt Crisis lead to another Global Financial Crisis, like the sub-prime Crisis.

First, let us know who are the Top 5 countries in terms of Economy in the World, they are namely U.S. 21%, China 12.5%, Japan 6%, India 5% and Germany 4%. These 5 countries combined, constitute 48.5% of the World Economy.

Let’s look at the 4 weakest European countries, other than Greece, which is already in trouble and Credit Rating now “junk status, the rest are Portugal, Ireland and Spain, their current Credit Rating are all A- or BETTER, or at least 3 Ranks Above Junk Status.

Ok, what if all the other 3 countries also go into trouble like Greece, what will happen?  Well, these 4 countries Greece, Portugal, Ireland and Spain combined, only constitutes 2.7% of the World Economy…..

Will these 4 countries, even if all 4 are in trouble, derail the World’s economy? Well, if we look from this Big Picture analysis, it appears to be unlikely.

In last issue of the newsletter, I already shared that U.S’s Exports to Europe (yes, the entire Europe’s 16 countries) only constitutes 2% of U.S. Economy, while U.S. domestic consumption, constitutes 70% of U.S. economy. Thus, will slowdown in Europe drastically affect U.S.’s economy? The answer again appears to be unlikely.

How come NONE of the Newspapers in the World carry such an analysis and none of the Analysts when approached by Channel 8 News on 5 May 2010 when Global Stock Markets fell 2% dare to comment on Greece Debt Crisis that I was then asked to comment? I really don’t know.

So I literally “stuck my neck out” on 5 May 2010 Channel 8 News at 10 pm to say that Greece debt crisis is unlikely to lead to another round of Global Financial Crisis.

In my opinion, it is a matter of WHO will come out to rescue Greece. Euro does not want to do it, becos they know that if they do it, then it creates a precedent, and the next country in trouble, would also gladly come out to seek help. Out of the 16 countries in Euro, it’ll be likely for Germany and France, the 2 Richer countries to be “footing bulk of the bill”. Both Germany and France are thus reluctant for Euro to save Greece.

What about IMF? IMF’s money comes from contribution from member country, and currently, the Biggest Contributor is U.S. So if IMF steps out to save Greece, make no mistake, it’ll be U.S. to be footing bulk of the bill. Obama hopes IMF needs not step out as he will have hard time to answer to U.S. citizens since U.S. unemployment rate is still very high, and U.S. citizens would question why Euro is not saving Greece, but need an outsider U.S. to save Greece.

So I think a lot of negotiations are not going behind the scene. However, ultimately, Greece will be saved, it is a only a question of “who” will be footing the bill.

Just ask yourself whether my analysis makes sense or not. Are my views clear and are they supported by information or just anyhow say. Or are you more enlightened by what you read in newspapers. Some of my clients said they are more confused reading newspaper and they “see light” when they read my newsletter.

Will Greece debt problem be allowed to go on to trigger a second round of Global Financial Crisis? I have the faith that politicians will have better common sense to do what is necessary to prevent that. I’m not Obama, I cannot make the decision, I can only analyse based on Public Information. (I have NO insider information, nope, Obama does not know me, yet).

A 2-Tier Property Market is Emerging in Singapore....? Print E-mail

1 April 2010 - In Hong Kong, London, New York, Tokyo etc, all these major cities have a similar "phenomenon", that condos/properties "in the city" are at much higher prices than those in the suburbs, there exists a "2-tier market".

Why? Becos all Major Cities attract the very, very Rich and Wealthy. For them, they go for "prestige" and "in", they would gladly pay high prices for properties in the city.....actually, Singapore is starting to have this trend.

In the past, only District 9 (Orchard area) would command prices of S$3,000 psf, now it include District 1 and 2, (Marina, CBD), District 4 (Sentosa, Harbourfront)......I heard that Marina Bay Residences are going to be relaunched at S$2,500 to S$3,500 psf....

All 202 units of 76 Shenton sold out within 1 day at prices ranging from S$1,600 to S$2,600 psf on 25 March 2010 (Thursday). (I know and I saw with my own eyes, as I was there at the launch of 76 Shenton).

Altez, the latest Far East project is selling its "Loft" units on 30th floor for S$2,350 psf....please note that Loft has 35% extra space compared to Studio units, which means the price is closer to S$3,000 psf instead.....Altez has 62 floors, I really can't imagine at what prices they would sell those above 50th floor....

Far East has 2 remaining 2-bed room units on 45th Floor, and selling at S$2,500 psf....(I saw the units myself).

The suburbs mass market condos are mostly owned by Singaporeans for Home Purchase, and the "peak" prices is very near, as the "celing" will be determined by the income of Singaporeans......but for condos in District 1, 2, 9 and 10......they are mainly owned by foreigners...who might be very, very rich, eg. The Owner of India's Spice Group who bought the Penthouse unit at The Sail for S$15.5 million, or S$2,650 psf during the Global Financial Crisis in Sep 2008....
